On the corner of Merdekagracht and Pampuslaan on Centrumeiland IJburg, the new Picea project is on offer. Sustainable apartments in a beautiful location near the water. How beautiful and comfortable your apartment will be is (partly) up to you! Picea will soon be developed in partnership with the future residents. The building offers the possibility of 45 owner-occupied flats, ranging from compact to larger, with space to make your own choices about the size, layout and appearance of your own home and together for the entire building. Living in Picea
The building will soon consist of up to 45 homes, ranging from pleasant flats to practical maisonettes and from beautiful corner houses to magnificent penthouses. You will soon be able to decide on the size of your home, ranging from 59 m2 to 155 m2. All residences will have one thing in common: living in Picea will be pleasant, comfortable, built using timber construction (CLT) and sustainable (very low energy costs).


Guide prices
Guide prices range from around €325,000 to €950,000. The amounts are freehold, including VAT and assume a base price for the property. Please note that this is subject to change due to the nature of the project and your own choices for layout and finishing of the house. The guide prices do not include perpetual ground rent. According to choice, buyers will soon be able to opt for an annual ground rent payment or a buy-off ground rent.
The project will also include around 20 parking spaces, which will be sold separately.


Thinking together, developing together
As a buyer in Picea, you will soon have a lot of influence and control. Not only behind your own front door, where you can largely determine the layout and finish of your own living space, but also at the level of the entire project. For example, you can actively think and decide on the look & feel of the building or the realisation of any communal (outdoor) areas.

Picea is developed in co-commissioning (MO). The development will be carried out by a professional development contractor (including on Centrumeiland) with extensive experience in this type of project. The developer assumes the costs and risks during the development of the project. Both collectively and individually, the future buyers have a lot of influence and control within pre-determined rules of play, without having to do a lot of work, pre-finance a lot or run a lot of risks. So they have the joys, not the burdens.

You can apply individually (per household), but Picea also offers space to small groups of friends or acquaintances who want to live next to, below, above or otherwise close to each other (we assume small clusters of a maximum of five homes. Picea thus offers a unique opportunity to live together in small clusters in Amsterdam.


Location
Centrumeiland, a sustainable urban district of IJburg, is located on the east side of Amsterdam, in the IJmeer. The neighbourhood, which is very popular with families, is located next to the protected IJmeer nature reserve. The layout of the island itself, with all its squares and parks, not to mention the multitude of beautiful architecture, is very inviting for a stroll.
Centrumeiland is adjacent to Haveneiland-Oost, which includes the nautical heart of IJburg with cosy terraces around the merrily bobbing (sailing) boats, or just walk to the many shops on and around Pampuslaan.
Yet the city centre is not far away either: tram 26 takes you to Amsterdam Central Station in a short time. If you prefer to take the car, you can be on the A1 or A10 in a few minutes. If you go into town by (electric) bike, take the beautiful Nescio cycling and walking bridge to Amsterdam Oost or the Amsterdamse Brug. A route with a delightful combination of water, greenery and city.
