On Centrumeiland we are developing CPO BAKSTAYN, the last CPO self-build plot on the island. CPO stands for Collective Private Ownership which means that we act as project developer together with the construction group. This is hard, but also very rewarding work. This way, we keep the costs of the homes low and have maximum influence on the quality, liveability, sustainability and appearance of our new homes. We are now in the final stages of designing the building and the garden, but there is still plenty of room to design your own flat according to your wishes.

Two more parking spaces!
If you are interested in buying a parking space, €30,000 will be added to the price of the house. That's the amount excluding the ground rent.

Features of our design:
- We are creating 18 apartments. The sizes range from 55 m2 to as much as 110 m2. There are ground-floor flats as well as maisonettes. All residences have a beautiful and sunny outdoor space. Because of the great diversity in housing types, we attract a variety of people at different stages of their lives. In this way, we reflect the diversity of the city;
- We provide energy-neutral living through, among other things, solar panels, connection to the WKO system and HR++ glazing. With energy label A++++, we are ready for the future;
- As lovers of Amsterdam architecture, we are inspired by the Amsterdam School and brick. The characteristics of this style have been translated by the architects into a modern design;
- The building invites people to meet each other and people from the neighbourhood. We create a communal space and a courtyard garden that we use together.
- The building will soon be rain-proof, climate-adaptive and nature-inclusive.

How do you want to live?
- The design offers maximum flexibility to plan your own home as the outer walls of the flats are also the load-bearing walls. So you can decide how many bedrooms/bathrooms/workrooms you want and whether you prefer a closed or open kitchen, for example;
- The guide prices are free on name and assume a basic price for the house with internal walls, doors, electrical and pipe work, underfloor heating, meter cupboard and CHP system. So also reserve an amount for the finishing touches; floor and wall finishes, bathroom and kitchen;
- You will get two individual sessions with architect Time to Access to customise the layout of your flat;
- You will also get an individual session with Land of Plenty to design your green outdoor space. So we will soon have a green and nature-inclusive building.
- Two parking spaces are still available. A parking space costs €30,000 excl leasehold. Don't have a car yourself? Then you can rent the parking space to another resident of CPO Bakstayn.

The building is still in the development phase. We are currently in the finalisation of the Final Design Phase. Construction is expected to start in the first quarter of 2024 and expected completion is in the second quarter of 2025.

Prices and pre-financing
You should note that prices are still provisional. After all, it is a CPO and that means some things can still be adjusted - by mutual agreement. That will affect the prices. You should also take into account a participation fee and pre-financing even before construction starts. The estate agent and the CPO can tell you more about it.

For the height of the canon, you can assume around 31 euros per square metre per year for now. Redemption is also possible. The guide prices assume a basic price for the house, including internal walls, doors, electricity and piping, underfloor heating, the meter box and a system for storing hot and cold water (WKO system). It does not include the finishing work. Think about finishing the floors and walls, fitting the bathroom and installing the kitchen. So reserve an amount for that too.
