Juf Nienke is a new construction project under construction and the homes can therefore not just be viewed now. Delivery is expected in November 2022, but this is still a prognosis!


JUF NIENKE
It is frequently in the news: the lack of suitable housing causes a teacher shortage in Amsterdam. Precisely for that reason, Juf Nienke is now being built. A modern and sympathetic living environment for residents in particular from education, but also from the police and care.
Juf Nienke will soon consist of three building parts with 61 beautiful rental apartments. Half of the apartments consist of medium-priced rental apartments with a price of approximately € 946.50 to € 1,147 per month and the other half consists of free sector rental properties with a price of approximately € 1,219 to € 2,304 per month. The housing offer is very varied: from compact 2-room apartments of approximately 48 m2 to beautiful family homes with several floors. Construction is already progressing very steadily and the houses are scheduled to be ready by November of this year.


THE BUILDING
Juf Nienke is a special building that invites you to explore, stay, meet, move and exchange. Robust, dynamic and curious. Moreover, Juf Nienke is a circular, modular and nature-inclusive building. A mouthful, but we explain it all. Above all, Miss Nienke becomes a living and working community that moves, explores and meets on the upper deck in the inner street on the garden side. The building has a lively and transparent plinth, mainly made of glass and wood. Above it will be a varied range of homes, from a compact studio to a spacious family home. Because of the circular assignment, system construction was chosen, so that all homes have the same pattern. That does not mean that all homes are the same. In fact, they vary enormously in type, from apartment to ground-floor home. And in terms of size, Juf Nienke also offers a lot of variety with 30 medium-priced rental homes between 48 m2 and 91 m2 and 31 free sector rental homes between 60 m2 and 116 m2. TOP LOCATION
Juf Nienke is located on the corner of Muiderlaan and Strandeilandlaan, right on the water and opposite the green Diemervijfhoek. Work is currently underway on the construction of a natural bank, which will provide space for various types of grass and herbs, various bank plants, trees and even orchids. As soon as all that starts to grow, this place forms an excellent habitat for toads, the shaggy pygmy bat, the grass snake and the sand martin. And that is beneficial, because the bat alone eats about 3,000 mosquitoes per evening.

A footpath will be built along Strandeilandlaan, along which residents and visitors can experience nature and the open water. If you turn around, you are in the nautical heart of IJburg with cozy terraces around the cheerfully bobbing (sailing) boats or you can walk to the many shops on and around the Pampuslaan. REQUIREMENTS
The name Juf Nienke says it all: the target group of residents for the medium-rent housing is the teacher because the lack of suitable housing causes a major teacher shortage in Amsterdam. Shortly after the rental, priority will therefore apply – provided that the income requirements, among other things, are met – for candidates who now work in education! Priority also applies to those who work in health care and the police.

To be eligible for this property you must meet the income standard. An income standard of at least approximately 35 times the basic rent applies for one person and a joint annual income of at least approximately 55 times the basic rent gross per year for two persons.

In principle, the tenant must meet the income requirement himself. It is only rented out to private individuals and for private residence. There is no rental to students and no guarantees or guarantees by parents or third parties are used. The house must be used as the main residence, for personal occupancy and the tenant must register at this address after delivery. PARKING
A total of 19 parking spaces in Juf Nienke's parking garage are available for the tenants of the homes. These are initially offered to tenants of some types of private sector rental homes. Important: from the municipality of Amsterdam, tenants of a home in Juf Nienke are not eligible for a street parking permit.
