On Centrumeiland, close to the beach, CPO BAKSTAYN is developing the last Co-design plot on the island. It will be a special building. A building that reflects the dynamics of the city and facilitates spontaneous encounters. The building invites you to make contact and fulfills a connecting function in the neighbourhood. The name also contains a clear reference to the building material that will be used: the brick, inspired by the Amsterdam School.
CPO stands for Collective Private Commissioning, which means that we act as a project developer together. A participative process with a group effort to define collectively the main aspect of the project, that will slowly shift into a more individual process, where apartments will be customized by each household.
Together, the group develops a building with 18 apartments. The sizes vary from 58 to no less than 124 m2 and there are both ground floor apartments and maisonettes. Almost all of these apartments have a beautiful outdoor space and of course, the shared garden. The garden connects to a collective space of ??about 75 m2, with a terrace, where everything can be organized. The lush garden will feature a natural swimming pond. Quite comfortabel at warm Summer days, but also good for collecting rainwater. There is not only attention for 'rainproof' construction, the plan is also nature-inclusive with the garden, green roofs and integrated nesting boxes for birds and insects.
A pop-up cinema can be organized in the collective space on the ground floor, where you can watch a film together with the neighborhood. But you can also work, cook, party or hold meetings. In addition, there are plans for a separate room for guests, so that they do not necessarily have to stay in your own home. In the facade there will be a permanent exchange cabinet where people can give away or exchange all kinds of things and books.
With an eye to the future
Ultimately, it is not built for the CPO members themselves, but also for the future. In addition, a future-proof design is chosen in which changing housing requirements can easily be realized. The exact details of this will be determined by the members together.
The building is currently in the preliminary design phase. Construction is expected to start in the fourth quarter of 2023 and is expected to be completed in the second quarter of 2025.
Participating in a CPO means a lot of time and effort of each of the participants. Exciting and interesting, but not for everyone. You would do well to ask yourself the following questions: Do I want to build together with others? Do I get energy from the DIY building process? Do I have time and am I willing to invest that time in this project? Can I get the financing or pre-financing? Can I wait three years for a house? And: Can I meet the residence requirement of 5.5 years from the commencement date of the ground lease?
Prices and pre-financing
The purchase prices for the 18 apartments and maisonettes range from approximately € 302,750 to € 715,000 v.o.n. and based on an annual groundrent payment. For the time being, you can assume about € 25 per m2 per year for the ground rent. A buy off is also possible. For more information about this, you can contact the broker.
The prices are based on a house including a basic finish, but without sanitary facilities and kitchen. You should keep in mind that the prices are still provisional. After all, it is a CPO and that means that some things can still be adjusted - in joint consultation. And that could affect prices.
